To help you decide on suspected illegal conduct and or fraud in your scheme asks yourself do any of these apply to your scheme.
1. Does your scheme NOT allow owners to attend Strata Committee meetings?
2. Is there works on common property, private resident lots but owners don’t know what is going on and records too vague?
3. Is your scheme constantly thinking of creative and illegal ways to exclude owners from meetings?
4. Are members on your strata committee always the same/similar people re elected and show clear favouritism to a few owners?
5. Does your strata committee have a conflict of interest but they keep voting themselves in and their mates?
6. Does your scheme take owners secretly to NCAT and or court and fails to document in minutes of these events or documents inaccurately?
7. Does your scheme say they hold no strata committee meetings but normal functioning and works are apparent at the scheme?
8. Does the strata manager ignore your communication when you seek legitimate questions?
9. Does your strata manager block you from communicating with their office? (yes this has been reported)
10. Does your strata manager favour a small group of owners in your scheme at the financial and other cost to other owners?
11. Does your strata manager and or strata committee operate on secret deals for each other? (this one is common )
12. What secret deals do you suspect or know your strata manager and strata committee are doing?
13. Is it impossible to get documents about your scheme, although you have done searches of the Books and Records?
14. Are key documents always missing when you search Books and Records several times?
15. Have you noticed minutes of meetings posted or sent to you , but you were excluded from attending meetings?
16. Have you seen or experienced votes – electronic or other simply falsified?
17. Do you know strata committee meetings are falsified?
18. Does your strata committee hide information from owners and don’t reply to legitimate questions about works and spending?
19. Does the strata manager have an auditing process in place for checking their accounts function when managing the trust accounts?
