Below are the views expressed by owners within the nominated strata plans and necessarily not proven allegations.  

SP 16519: 11-27 CARABELLA ST, KIRRIBILLI NSW 2061

Strata Management Company: Strata Plus

  • Access to Doc via s.182 is poor. NCAT unhelpful
  • Legal claims run by lawyers with no defense
  • Lawyer paid/engaged without owners corporation approval
  • Financials show owners’ corporation funds misappropriated
  • Facilities tampered with
  • Lack of meetings held
  • Legal advice is not revealed to the Owners Corporation  and scheme
  • Lack of transparency in accessing owners documents

SP 78207: 185 MACQUARIE ST, SYDNEY NSW 2000

Strata Management Company: BCS Strata Management

  • Illegal lockouts of persons recorded on the strata roll
  • Assaults against owners hidden in meetings. Motions denied
  • Police were called by the strata committee/building manager/strata manager to arrest and stop a lot owner from accessing the building
  • False claims of theft & assault to police to create false charges
  • Assault by the building manager, stopping lot owners from accessing the building
  • Fraud & money laundering. Debts were made up against the lot owner yet no debt is recorded anywhere against the lot owner
  • Strata committee member charging for legal fees against a lot owner
  • Payment contracts to building manager/concierge is double industry standard & no compliance with Act to get quotes
  • Use lawyers against owners not engaged by the owner’s corporation
  • Run legal scams in local court & Federal Court against a lot owner not owing a debt
  • Do not allow owners/legal persons to attend strata committee meetings. Refusal to send notices
  • Meetings & voting are not valid to appoint lawyers as no debt is recorded
  • Owners corporation/strata committee ignored claims of clear fraud being run against owners
  • Strata manager writings false statements to the court stating lot owner owes a debt
  • The above concerns were due to BCS Strata Management, since 1st March 2023 Strata Choice has become the new strata manager.
  • Strata Choice has a similar reputation as BCS Strata Management
  • Falsely state lawyers legally engaged without evidence

  • State to the respondent to use insurance claims for legal expenses

  • Send defamation threats to lot owners to intimidate and deter

  • Prevent applicant’s motions for AGM

  • Actively support threats and assaults against lot owners

  • Denied access to books and records- despite paid searches

  • Contracts entered into the scheme without owners’ corporation approval or knowledge

  • New people working in common areas where owners not informed

  • Selling agent AYRE- state sales contract with incorrect strata management company listed (01.07.2023)

  • Selling agent AYRE was warned by strata and SC of lot owners who may tell the public of fraud and crimes in the scheme, prepared on open days, and threaten lot owner to leave  

  • Selling agent AYRE prepare falsified contract & give misleading information to future owners in the scheme

  • Selling agent AYRE will be reported to DFT for their unethical & illegal conduct towards the public

Strata Management Company: Strata Choice

  • Owners corporation non-compliance with NCAT order for AFSS for 2023
  • Illegal entry to lot/s
  • Strata Choice not appointed by the owner’s corporation
  • Renovations of 95% of lots falsely stated were done by owners
  • Lawyers not appointed by owners’ corporation to appear in NCAT
  • False legal claims against lot owners in NCAT-no defense claims
  • Many works on common property without owners’ corporation approval
  • Owners corporation denied access to meetings
  • Strata committee meetings not held for years
  • Owners denied access to AGM
  • Votes falsified
  • Owners blocked from communicating with the Strata Choice office or strata manager
  • Renovation works of many lots not recorded. Owners’ corporation ignored when they raise this
  • Strata manager/strata committee ignores renovation works in some lots and hides from the owners corporation
  • Privacy breaches
  • Installing CCTV without owners committee approval
  • Minutes of meetings falsified
  • Works orders/repairs on common property not given to owners
  • Strata committee use of common property facilities yet not paying for it- denying other lot owners and siphoning money away from owners’ corporation

Strata Management Company: BCS Strata Management

  • BCS misappropriating the scheme’s funds
  • BCS secret/undisclosed deals with strata committee
  • Lawyer not engaged by owners corporation in NCAT
  • Lawyer refuses to issue summons to BCS Strata Management & strata committee  in case SCS 12/32675 despite overwhelming evidence of fraud
  • Motions prevented by the strata committee
  • Access to documents denied despite a search of records
  • Falsely state lawyers legally engaged without evidence

  • Waratah Strata used the same tactics as BCS when they overtook management

Strata Management Company: Victory Strata                   

  • Assaults reported to the police. No action was taken by the police
  • Threats of police arrest against a lot owner
  • Break-in attempts at the apartment
  • Misappropriating owner’s corporations’ money
  • Levy notices incorrect

  • Hiding strata committee meetings

  • Secret deals for some lot owners

  • Safety issues are not addressed and owners are placed at risk.
  • Properties devalued

SP 73377 : PYRMONT 287 PYRMONT ST, ULTIMO NSW 2007

Strata Management Company: STR

  • Refuse access to strata roll and much information is removed as strata manager STM, trying hard to keep owners disconnected
    Place illegal signs claiming STR is illegal & target owners
  • Allow renovations in apartments not listed in minutes and no scope of works listed anywhere before commencement
    Owners voted for a change of strata manager, yet the old strata manager still running the scheme 12 months after the fact. When you ask reasons for this the strata manager says the matter is in NCAT, but it won’t cost owners anything. Matter was never in NCAT and secret deals were run throughout this period to set up SC
  • Search books and records and 90% of documents missing including key contracts. When asked about these strata simply state they don’t have it and think that’s a valid answer
  • Refuse to reply to owners who raise any questions the strata manager does not like or approve. Allow the business to be carried out on common property affecting the safety of the rest of the owners and then refusing to reply when you ask questions
  • Charged owners close to $30,000 in one financial year for the item and when asked for reasons for this the strata manager refused to give a response or evidence
  • Some owners are forced to follow by-law renovations fully whereas most do not and most are secret deals never mentioned in minutes of meetings
  • Refuse to comply with obtaining required quotes for engagement of contracts of the same people for many years.
  • Whelan Property overtook strata management. The chairman and part owner voted himself on the strata committee without declaring a conflict of interest. Chairman then set up EV charging for his car on common property of the scheme, claiming it was his property so he could. No notice of any EV charging process or application in any minutes of meetings and they set this up when they were not technically running the scheme yet, but STM was. No safety or costs have been discussed about this illegal installation by the Chairman and he avoids answering all questions about these issues.

SP 73319 : 291A PYRMONT ST, ULTIMO NSW 2007

  • Under STM – the Building Manager has a contract, yet owner’s corporation could not obtain a copy of the contract when they conduct searches
  • BM completes no progress reports and contractual obligations of his contract but prefers to operate via text messages and little email use in the building to keep owners informed.
  • Owners were not advised of this ongoing illegal practice by the strata committee.
  • Illegally involved BM in renovation works in the building
  • BM likes to go through rubbish of common property and claim items as his first dibs over owners’ rights. Bully owners into allowing rubbish items to be claimed as his when legally not
  •  BM removes bikes from locked areas without this requirement been placed in minutes of meetings causing loss to owners.

SP92496 : 280 JONES ST, PYRMONT NSW 2009

  • Ongoing health issue. By-laws were ignored and pet feces were found regularly on common property.
  • No by-law breaches ever issued.
